A “title” is a legal document that serves as evidence of a person’s ownership of property.  Liens and judgments, disputes over boundaries, disagreements about the division of marital assets and estates, flaws in earlier court proceedings, and even simple recording errors can put ownership of property in question.

“Title insurance” protects policyholders against losses that might arise out of disputes over ownership of that property.  A home can pass through the hands of several owners before a title defect shows up, but when it does, the results can be devastating for both the current owner and the owner’s mortgage lender.  That’s why there are two types of title insurance: owners’ policies and lenders’ policies.
